A fast-growing high-tech California client expressed concern over its inability to increase staff and meet productivity requirements. The company was experiencing a disappointing 54% acceptance rate on employment offers attributed to high cost-of-living concerns and unfamiliarity with the area.

NEI created a customized Candidate Destination Services program which:
- Uncovered family relocation needs before they visited the new area
- Addressed candidate hot buttons in area tours, and
- Provided special attention to spouse employment assistance.

Result

NEI resolved the company’s recruitment challenges with a high-touch program resulting in a candidate acceptance rate that exceeded 90%.

A transportation client was moving an employee from a small town in New Mexico. Historically, homes for sale in this isolated town were on the market for a long period of time with only one home selling annually. The client was also moving another employee into the town to fill the vacating employee’s position.

To prevent the home from being acquired into inventory, NEI:
- Informed the client that the home would likely remain in inventory for a long period of time,
- Offered incentives for the incoming employee to purchase the home, and
- Worked with the outgoing and incoming employee to negotiate an offer

Result

NEI helped save the client considerable inventory and temporary living costs while simultaneously finding both transferees the perfect new home.

A biomedical client decided to move its headquarters and quickly close down its operations facility, causing a large group of employees to be faced with a relocation.  Employees expressed reluctance to leave their hometown and the company was concerned about losing valuable talent.

Within days of receiving notice, NEI created personal web sites for each employee and sent its group move team to:
- Meet with employees face-to-face and provide a detailed overview of the new area
- Shared issues raised by employees with the company, and
- Developed a group move strategy to meet those concerns

Result

NEI's consultative approach helped the client retain and relocate more than 95% of the employees affected by the facility closing.

Lower Mortgage Costs;

During periods of low mortgage interest rates, NEI worked with national lenders to provide competitive mortgages for relocating employees.

NEI negotiated:
- Competitive interest rates with national lenders
- The elimination of loan origination fees, and
- The removal of buy-down points

Result

These negotiations benefited many clients, but one client that moved 250 homeowners each year saved $2,000 on each closing resulting in a $500,000 annual savings.

A transferee and his expecting spouse needed temporary housing in Caribou, Maine—a small town with limited temporary living accommodations. After exhausting the typical resources, NEI’s Account Executive contacted a local country club that managed a nearby resort.

NEI worked with the manager of the resort and other local resources to:
- Coordinate temporary housing in a furnished cabin with a kitchen
- Installed a washer and dryer for the couple
- Located an obstetrician and hospital just in time for the early birth of their baby

Result

NEI collaborated with local resources to arrive at the most cost-effective, yet comfortable home for Mom, Dad and the new baby.

On an initial phone call to a transferee, NEI’s Account Executive discovered the spouse was an artist and owned an extensive personal art collection.

Taking into consideration the move would require special packing and transportation of highly delicate items, NEI:
- Found an agent who appraises, packs and ships for a major museum
- Guided the move, to ensure that the artwork was handled with the appropriate level of care

Result

NEI successfully managed the art shipment with expert handling and safe shipping of the transferee’s prized possessions.

A transferee relocated with his wife and two young daughters. In a matter of months, the transferee attained another promotion, causing the family to move again. The teenage daughter grew upset at missing out on her extracurricular competitive swimming activities, and the wife was concerned about the impact on the family.

NEI’s Account Executive:
- Counseled the transferee’s wife on every phase of the move to ease her mind about the new destination
- Worked closely with the real estate agent to find a home in a school district with a top-notch swimming program

Result

With understanding and compassion, the NEI Account Executive guided the family through the moving process meeting each family member’s special needs.

Marketing Challenge;

NEI purchased a high-valued home from a transferee who happened to be an emu rancher. When he vacated the home, he left behind more than 100 birds, all needing care and a new home.

Our supplier partner and NEI brainstormed on how to approach this challenge and:
- Made arrangements with the local zoo to provide a permanent home for the birds
- Contacted the local news station about when the zoo would be collecting the emus
- Received a delightful human interest story on the local news
- Captured the interest of some local viewers and sold the property

Result

Creative marketing efforts by NEI helped the client quickly divest its interest in a very expensive and unusual property. Meanwhile, the emus are running around in their new home at the zoo.

On the day before Thanksgiving, a client called with the name of a potential transferee and spouse who wanted to make a home-finding trip over the holiday weekend when few real estate agents would be available.

Within less than 24 hours, NEI contacted one of our supplier partners who:
- Coordinated an orientation tour for 3 p.m. Thanksgiving day
- Arranged Thanksgiving dinner with reservations at 6 p.m., and
- Scheduled two days of home finding for Friday and Saturday

Result

NEI's supplier partner gave up a holiday to accommodate the transferee's needs and helped the couple find the perfect home quickly.

A transferee vacated a large, elaborate home which prospective buyers referred to as “cold” and “noisy” due to the ornate tile floors.  Visualizing furniture arrangement was a challenge causing a rise in the company’s holding costs.

Our supplier partner knew about a local service that qualified upscale temporary renters and approached NEI with a creative option to rent the property to someone who could tastefully furnish the home.  NEI:
- Interviewed the temporary tenant and reviewed her furnishings prior to move-in
- Negotiated an agreement with the tenant to allow showings of the home

Result

Buyers were drawn to the home’s potential due to the upscale furnishings, rental income supplemented the company's holding costs and it sold in less than two months.
